The project objective was to divide the existing building (originally Grater’s Ice Cream and later Habitat for Humanity on Bethel Road, Columbus, Ohio) into five tenant spaces. The modifications required a change of occupancy. Even though the site plan didn’t require any modifications, the drawings had to be submitted to the City for zoning review and approval.
Project included the following:
- Evaluation of the project program
- Field measurement of the existing building
- Review the existing conditions and the proposed scope of work with the owner
- Code review
- Coordination of work with other trades: MEP and structural
- Submission for permit
The biggest challenge was the owner’s schedule. Due to the owner-tenant commitments, the design and construction drawings had to be completed a.s.a.p. The as-built drawings were not available. The design team worked with the contractor to verify the size of the existing roof steel joists, so the structural engineer could verify their load capacity to carry additional roof-top units (HVAC units). The permit drawings were submitted to the City for an expedited review. The project is on-going.
